Includes functional wet-bar with hot and cold running water and stainless steel sink. Room is perfect for a large home theatre (acoustically balanced), and includes non-translucent curtains and blinds on the newly installed and energy efficient wrap-around windows to help shut out the light when desired. These outer doors are electric and remotely operated. The garages measure approx. 15' and 18' wide x 24' long respectively. M: The small furnace/boiler room. The tiny electric boiler efficiently heats both of the garages ("K"&"L")and the entire shop area (rooms "I", and "J") using glycol-filled tubes buried beneath the concrete floors. The garages are controlled separately from the shop rooms by two independent thermostats. The environmentally friendly natural gas furnace heats the upstairs areas. N: Concrete Patio. This lower level patio, projecting 12 feet proud of the outer wall of room "C", is perfect for relaxing after a hard day's work, and usually shaded in the hot summertime sun by the rest of the house, as it's on the north side! Also perfect for when you're throwing that gathering among friends and the movie night in the home theatre, great for taking that intermission break! Grey sections are permanently mounted counters, tables etc. O: This is the split-level main entrance foyer , is a little over eight feet square including the cloak closet and seat. The floor has real original slate tiles still in great condition! Nice vaulted cieling and large top windows enhances the open feel. P: This area could be considered a kind of hallway but it's all open with a railing separating the bi-level stairway. Three steps separate it from the foyer. The partition wall separating this area from the living/dining room doubles as a knick-knack shelving unit and broom closet, and there's a telephone jack installed too. (Spaceship model shown propped above not included!) The wall only goes up about seven feet, allowing space between it and the vaulted cathedral cieling, adding to the very open feel of the area. Q: Measuring approximately 24'x 23' overall, The living/dining room area is breathtaking with a handsome original natural wood floor built with a well finished ship-deck style, still original and in great shape! The fully functional grey brick fireplace is positioned off the floor with a beautiful slate-tiled pad and room for wood storage. The wrap-around windows overlook the entire back yard and the green space behind the house. The view is fantastic for a Prairie based area, one of the best in Brandon, as you can see clear across the Assiniboine river! R: The full bathroom (approx. 6'x8') has a tiled floor and walls halfway up making it easy to clean. The bathtub is enclosed as well, with glass and mirrored doors. The vanity even has newly installed high quality faucets. The window set is newly installed and energy efficient. S: Bedroom (a little over 10' square n/i closet) with solid natural wood floor, recently restored. It's original, not imitation and is in beautiful condition. Has a spacious closet and vaulted ceiling! There's even a neat little attic-like storage space above the closet, accessible by doors on the front. Windows are newly installed and energy efficient. T: The open, vaulted ceiling kitchen/breakfast nook (overall approx. 10'x15') with skylight is complete all amenities including a versatile Jenn-Air range and modular attachments for grill and barbeque, Maytag dishwasher and In-Sink-erator waste dispose-all unit in the stainless steel double sink. The included refrigerator even has an automatic ice-cube maker. Telephone jack there too. New energy-efficient windows set as well! U: Sitting room, (approx 15'x13') acts as a conduit between the various sections of the house. Surrounded by windows, it's got a ceiling fan and access to both front and rear upper level decks. Several lighting options too. Brand new carpeting, industrial grade but attractive, for long life. Full length windowed french doors connect this section to room "X" V: Front deck, facing Rosser Ave. with wraparound solid railings for privacy. Approx. 15'x12'. Concrete floor and rain drain. W: This massive 15'x32' rear deck, finished in late 2006 and covered with tough and weatherproof "Duradek" is over the shop area below, and includes a barbeque running off the integrated natural gas system... no need to buy propane tanks! Lots of room for tables and chairs, and it is surrounded by the shop's attic area (Z) and high solid railings (has gaps for rain runoff) for privacy. Open staircase goes directly down to the concrete patio below. Very versatile and spacious, perfect for those great summer parties! It's also well lit for when those parties go into the wee hours of the night! For your convenience, there are electrical outlets mounted on the walls as well as full outdoor lighting! X: Although we currently use it as a kind of office, it was originally designed to be, and can still be easily used as, a Master Bedroom. Measuring approx. 18'x15', it has newly installed carpeting to match room "U". Includes cable and telephone jacks too. Y: The bathroom of bathrooms, this is luxury incorporated with a whilpool-spa type bath and a large shower stall. Newly and completely renovated, it's approx 14'x9' and has everything including a huge walk-in closet (approx. 4'x9')as well. Beautiful tile work, only a year or so old, throughout. Z: This is the massive attic area (floor space approx. 25'x12') built over the two utility rooms below. This attic area provides loads of storage space as well as providing the railing and privacy barrier for the deck. The lit interior is accessible by ladder from one of the rooms below. Roof, covered in the "Duradek" material slopes toward backyard, so view limitations are minimal. |

yard. It
will easily hold two full sized cars with plenty of walk-around room.
There is also a large overhead shelf-storage section at the back of the
unit. The cars shown are to scale with the drawing giving an accurate
representation of the space. The large windows face the house. The
garage is completely equipped with lights and electrical outlets, of
course.
